Nestled on Weymouth’s beautiful seafront,
our Grade II listed Edwardian townhouse offers
a warm, affordable, and comfortable place to stay —
just steps from the sandy beach, bustling harbour, and town centre.


We’ve kept everything simple, friendly, and clear
so you can relax and enjoy your visit.

  • Rooms

    • 8 comfortable bedrooms — front rooms have beach/sea views; rear rooms overlook the harbour.

    • All double rooms are ensuite with showers. Family, twin, and single rooms share some toilet facilities.


    • Each room includes: lockable door, short-pile carpet, adjustable radiator, clothes storage, hospitality tray, free Wi-Fi, bedside and shaving mirror lighting.


    • Iron, ironing board, and hairdryer available on request.

    • Towels and toiletries provided (see Laundry).


    • By default, heating is on between 7am - 9am and 5pm – 10pm. 


  • Guest Access

    • Our guest facilities are available between 6 pm and 10 am.


    • Unlike many guest houses, you can have access to your room at any time of day.


    • Rooms are on the 1st, 2nd, and 3rd floors, reached by stairs (no lift).


    • You’ll receive two keys:

    o Room key — for your bedroom door.

    o Entrance key — opens both the outer and inner front doors.

    • Please return both keys when checking out.


  • Accessibility

    • There are 4 stone steps to the main entrance; level access is not possible due to Grade II listing restrictions.


    • No lift — all rooms are reached by stairs.


    • Unfortunately, our property is not suitable for guests with limited mobility.


    • Exterior is floodlit at night; stairwells and communal areas are well lit.


    • Dining room tables are square; chairs are armless, light, and movable.


    • We’re happy to assist with luggage.


  • Parking & Travel

    • No on-site parking. 

    Public street parking and car parks are nearby 

    (charges and restrictions vary).

    • No storage for large items such as bicycles.


    • Coach station is close; train station is a short taxi ride.


  • Check-in & Check-out

    • Check-in: By appointment, 3 pm – 6 pm on arrival day.

    • Check-out: by 10 am on departure day.


    • On your arrival day you will be shown to your room and we will go through the facilities that are available, and address any questions you may have.


  • Breakfast

    • Served 8:00 – 9:00 am in 15-minute sittings 

    (Breakfast slots are allocated when you check in, 

    early check-ins tend to have the most choice).


    • Choices include cereals, toast, Full English or our very own ‘Guest House Healthy’ option, fruit juices and tea/coffee.


    • Vegetarian and Vegan options are available by pre-order.


    • Tell us about dietary needs at least 24 hours in advance — whether allergy, intolerance, or preference — and we’ll do our best to accommodate.


  • Food Rules

    • No takeaway or hot food in bedrooms.


    • If you wish to eat food you’ve brought, please ask before 6 pm to use the breakfast room.


    • £20 surcharge applies if food is eaten in rooms.


  • Laundry

    • Sheets and towels changed every 4 days as standard.


    • Daily changes available for an additional fee: 

    £20 for fresh bed sheets, 

    £5 for fresh towels.


  • Quiet Times

    • Between 10 pm and 7 am, we ask all guests to be considerate and keep noise to a minimum, so everyone can enjoy a good night’s rest.

  • Smoking, Vaping & Drugs

    • Strictly no smoking or vaping anywhere on the property — including the steps.

    • No illegal drug use.


  • Pets

    • We cannot accommodate pets.

  • Visitors / Non-Guests

    • Only registered guests may stay overnight.


    • Non-guests are not permitted on the premises without prior agreement.


  • Wi-Fi

    Free Wi-Fi is available, but not guaranteed.

    •  Connection details are on the notice on the back of your room door.

    •  Signal strength may vary throughout the property.


  • Privacy & Security

    • All guests are entitled to privacy and security.


    • This is also our home — the public are not permitted entry without permission.


    • When using your key for the main entrance doors, please ensure they close and lock behind you.


  • Notices

    We don’t plaster the place with signs, but please take a couple of minutes to read the notices in your room — they contain important information and will save surprises later.

  • Booking Information & Policies

    Minimum Stay

    We operate a minimum stay of two nights.

     

    Payment & Deposits

    • Payment in full is required at the time of booking.

    • We accept payment in cash, by card, or by bank transfer (in person, by telephone, or online).

    • All additional goods and services purchased during your stay must be paid in full upon presentation of the invoice at check-out.

    • Guests are liable for any surcharges or reparations for damage incurred during their stay.

     

    Cancellations

    • Cancellations made more than 7 calendar days before the scheduled arrival date will receive a full refund within 5 working days.

    • Cancellations made within 7 days of arrival will not receive any refund.

    • If you booked via an online travel agent, you must cancel through them.

    • If you booked directly with us, you must call 07544 859 646 to cancel.

     

    Booking Amendments

    • Amendments made within 7 days of the scheduled arrival date which result in the cancellation of any room nights will be charged in full for those nights.

    • If booked via an online travel agent, amendments must be made through them.

    • If booked directly, amendments must be requested by telephone — call 07544 859 646.
